Whether a new fence installation increases your property value primarily depends on the characteristics of the fence. Different types of residential fences provide different benefits and impact property value differently. 

What Security Benefits Are There?

Some fences offer more security benefits than others. A short, ornamental garden fence will not protect your family, property, or possessions like a privacy or security fence would. If the area of your property might make potential buyers apprehensive about relaxing outside or leaving tools or toys in the yard, a security fence or a privacy fence might be a good investment. 

What Aesthetic Value Does The Fence Provide?

An ugly fence will not improve your property value. In fact, if a fence is enough of an eyesore, it may actually drive down offers, since potential buyers know that they will have to pay to replace it. Most professionally built fences are not typically ugly, but the industrial look of chainlink, for instance, may not be to everyone’s taste. Generally, wooden fences are perennially popular, as are vinyl fences.

What is the purpose of the fence? If you only install the fence to increase property value, you may be doing the reverse. A fence that is installed without purpose and typically as cheaply as possible will probably not improve your property value much. A fence with a clear purpose, such as a secure pool fence, a protective privacy fence, or a towering escape-proof dog fence, all provide clear value.

How Durable Is The Fence?

When someone invests in a fence, it has to be sturdy. If the fence is going to fall down in a few years because it wasn’t well-made, or it was installed poorly, or the materials were cheap, it will be a liability, not an asset. When you’re thinking about how to design your fence and what materials to choose, remember how long you hope the fence will last and the amount of work you want to do to maintain it. 

The Cost of the Fence Matters

The bottom line is that all of these factors will determine the cost of the fence. Cheap materials and poor craftsmanship will not produce a fence that improves your property value. However, an expensive fence probably won’t improve your value enough to justify building it (unless you also want a fence for some other reason.
